Wall Ties, Mortar Pointing and Structural Repairs - RTS Southern, Petersfield, Hampshire

Basements and Cellars

Structural repair methods are increasing in popularity with even the more effected of buildings being repaired with less disturbance, and, because of modern day technology, less cost.

Damaged and unstable brickwork and masonry can often be simply repaired with the use of stainless steel tri-bars and ties being installed and fixed with grouts or resins to a specifically designed pattern, followed by masonry repairs and decoration to complete the works.

The most common causes for disturbance would likely to be subsidence, settlement, tree roots, water ingress, frost damage or failed lintels (resulting in corroding insitu metal) of which all can be easily rectified.

The majority of works carried out by ourselves would be through structural engineers who would then oversee the works during progress. These works demand competent professionals which, in turn, results in confidence to the client.

R.T.S. (Remedial Treatment Services) have been repairing buildings for almost twenty years and materials supplied by Wallfast (UK) Ltd (02392 298443) can also issue insurance backed guarantees to enforce our own company guarantee.

Wall Tie Replacement

Wall Tie failure is common where a property is of basic 11" cavity construction with inner and outer brickwork levels bonded together with metal wall ties.

The existing connectors would be of standard pig iron fishtails particularly with properties constructed before the 1960's and would likely to be showing signs of accumulated rust due to oxidation, being more severe in coastal and exposed geographical areas. The corroding effects of metal will cause these existing ties to expand up to six times their original thickness which creates pressure where they are embedded and will result in water penetration. Initially, this can be confirmed by horizontal and step fracturing to the mortar pointing and render, followed by bowing of the brickwork which is a direct result of wall tie failure. Wall ties corrode faster in the outer leaf brickwork and therefore in this weakened state and being of a progressive condition could possibly break apart, leaving the outer leaf in an unstable condition.

Where we are involved with the structural repairs and wall tie replacement, the original mortar pointing often requires attention.

This may involve just patch pointing, complete elevations or the entire building.

It has now become a necessity to provide this service where our competent tradesmen can carry out these works to a high standard finishing in bird mouth, bucket handle, weather struck flush etc., applying sand and cement and hydrated lime mortar mix.
